The Greenspot Property consists of approximately 1,658 acres located northeast of Greenspot Road and Florida Avenue in the City of Highland. Its zoning and land use designation is Planned Development, which allows all residential land uses. It was previously approved for over 3,600 residential units; however, those approvals have been rescinded. The Subject Property is currently unentitled and unimproved.
The Greenspot Property represents the largest undeveloped site under single ownership in the City of Highland. It is serviced by Redlands Unified, which is the highest-ranking school district in the County of San Bernardino. There is an undersupply of approved projects in the East Valley and currently no actively selling communities in the City of Highland. The seller contributed to the installation of utility conduits during the construction of a new bridge along Greenspot Road, to support the future development of the Greenspot Property.
